Mold Inspection and Remediation Expert Andre Abajian

Mold is everywhere; however, some kinds of mold are toxic to breathe in and can lead to serious health problems for humans and animals. The growth of a mold colony can cause a dangerous situation in your home or business. As mold grows and spreads, for instance on the surface or inside of drywall, it causes permanent unsightly damage to your property and it smells bad.

Hi, I’m certified mold remediation expert Andre Abajian. I obtained my training and IICRC mold remediation certification [link to the certificate] because I sometimes uncover dangerous mold while doing renovations of local homes and businesses. I wanted to provide safe, professional mold cleanup services and move on with the job. Since I obtained my certification I am often called in specifically to do mold inspection and remediation, or to inspect a building after mold removal to ensure the mold is gone.

What Can Cause Mold Growth?

Mold spores are everywhere and are part of the natural environment. They can enter a building airborne, or can attach themselves to people and animals and to objects such as clothing, shoes, and bags. Mold spores will always be moving around in the air, however, when they drop onto a moist environment they grow. Mold damage is commonly caused by flooding, water used to extinguish a fire, a leaky roof or a burst or leaking pipe. Building materials especially conducive to mold growth when wet include

• Ceiling tiles
• Wood
• Paint
• Wallpaper
• Insulation
• Drywall
• Carpet
• Upholstery

What Are the Dangers of Mold?

Recent studies have found conclusive evidence that indoor mold can cause serious health problems, especially for people with respiratory conditions, immune system problems and for children. Medical conditions connected to indoor mold include

• Coughing
• Wheezing
• Respiratory infections
• Asthma in children
• Symptoms in people with asthma
• Allergies
• Infections in people with lowered immune systems

The Centers for Disease Control and Prevention recommends mold cleanup as a common sense approach: play it safe and get rid of indoor mold. For many medical conditions, there’s inconclusive evidence that mold is the cause.

What’s Involved in the Mold Remediation Process?

In order to determine if mold is present and what type of mold it is, the first step is to perform a test of the air in the area of the building which is suspected of contamination. Sometimes mold is hidden inside the building’s structure or in the air ducts of your HVAC system. I will take samples of the air quality in the building and send them to a lab for evaluation. After testing air quality I can determine if a room or the entire building needs to be contained while the mold removal is performed to keep residents from breathing in the harmful spores.

After mold testing, the next step in mold remediation is to get rid of the moisture. Fix the leak, then dry up the moisture, or fix the primary problem that is causing mold to grow. The moisture problem should be eliminated and the premises dried within 48 hours to prevent the mold from growing.

Next, we clean the moldy areas to remove the mold. This step can involve removing drywall, carpet, and other building materials that cannot be completely cleaned. Because I am a general contractor I can replace any affected areas such as walls and ceilings to leave your building healthy and looking better than ever.

Finally, I will perform mold testing and inspection again to make sure the mold is completely gone. This step is performed before replacing the damaged materials such as drywall, carpet and ceiling tiles. After your building is completely dry and mold free I can replace anything that had to be removed and leave your building in good condition and mold free.

The Longer You Wait to Call for Help the More Damage Mold Can Cause

Mold doesn’t go away on its own: it grows. The sooner you have a professional mold inspection and removal done after you suspect mold, the less likely it will be that your building will sustain major damage and need extensive repairs. Above all, you want to minimize the health risks to people and animals which are associated with breathing-in mold.
